Joshua Syna
Owner & Founder, We Buy Houses Houston Estate Services
Fifty years living in Houston. Over thirty years buying houses that other investors run away from. When you call We Buy Houses Houston Estate Services, you speak directly with me — not a call center, not a junior acquisitions person, not someone who needs to “check with their boss.” I make the decisions, I evaluate the property, and I solve the problems that make other buyers disappear.
How I Got Here
I moved to Houston in the early 1970s. Watched this city grow from a sprawling oil town into the fourth-largest metro in America. I’ve seen neighborhoods transform, markets crash and recover, and families build generational wealth through real estate — and lose it when things go wrong and nobody helps them navigate the complications.
I started buying houses in 1995. Not because I read a book about real estate investing. Because I saw families stuck — trapped in properties they couldn’t sell through traditional channels. Probate situations where nobody would touch the house until every legal issue was resolved. Inherited homes with heirs scattered across the country who couldn’t agree on anything. Properties with tax liens, title problems, and code violations that scared every other buyer away.
The “we buy houses” industry is full of operators who want easy deals. They’ll buy your house if everything is clean — clear title, no repairs needed, one owner ready to sign. The second anything gets complicated, they vanish. Tell you to figure it out yourself. Call back when it’s clean. I built We Buy Houses Houston Estate Services on the opposite philosophy. Our job BEGINS when we contract to buy your home. Your problems become our problems. We pay to fix them. That’s been the foundation of this business for over thirty years, and it’s why families across Houston trust us with their most complicated situations.
What I Bring to Every Transaction
- 50+ Years as a Houston Resident I know which Meyerland streets flood, why Heights foundations fail differently than Missouri City, how the Innovation District is changing Fifth Ward property values. This isn't database knowledge — it's five decades of watching neighborhoods evolve.
- 30+ Years of Real Estate Experience Since 1995, I've personally handled hundreds of transactions across Harris County, Fort Bend County, Montgomery County, and surrounding areas. From $80,000 tax lien nightmares to 15-heir estate disputes to houses packed with decades of belongings — I've solved situations that made every other buyer disappear.
- Probate & Estate Specialist I've navigated Texas probate court processes more times than I can count. Tracked down missing heirs at military bases across the country. Negotiated with estranged family members who hadn't spoken in decades. Worked with MERP claims, heirship affidavits, and faulty deeds going back twenty years. This is what I do every day.
- Family-Owned Business We Buy Houses Houston Estate Services is a family business — me, my wife, our family handling every aspect. No franchise fees going to a corporate office. No outsourcing to call centers. No junior acquisitions people learning the business on your dime. You get me from first call to closing.
- Title & Lien Resolution Thirty years of relationships with title companies, probate attorneys, and county offices across the Houston metro area. I know which title companies actually handle complex cases versus which ones just say they can. I know how to work with Harris County, Fort Bend County, Montgomery County — different courts, different procedures, different people.
Areas I Serve Across Greater Houston
I buy houses throughout the Houston metro area, including Houston and all Inner Loop neighborhoods, Sugar Land, Katy, Cypress, The Woodlands, Spring, Tomball, Humble, Conroe, Pearland, League City, Clear Lake, Pasadena, Missouri City, Bellaire, Kingwood, Galveston, Splendora, Kemah, and dozens of surrounding communities.
I serve all properties in Harris County, Fort Bend County, Montgomery County, Brazoria County, Galveston County, Waller County, Liberty County, and Chambers County.
Every neighborhood has its own challenges. Foundation behavior differs between Meyerland and Memorial. HOA requirements in Sugar Land’s master-planned communities — Sienna Plantation, First Colony, Greatwood, Telfair — each operate differently. Flood zone considerations in The Woodlands villages affect buyers backed by traditional financing. After fifty years, I understand these nuances because I’ve lived them.

Real Problems I've Solved
Ana's Property
An inherited property with $80,000 in delinquent taxes, a county foreclosure deadline, and estranged heirs who hadn’t spoken in fifteen years — including a nephew stationed at a military base across the country. Four other cash buyers told Ana to figure it out herself. I tracked down every heir, had the difficult conversations, paid over $8,000 in legal fees, stopped the foreclosure, and cleared ninety-three cubic yards of hoarded materials after closing. Ana walked away with cash for a property that was weeks from tax sale.
First Colony Estate with Nine Heirs
Nine heirs across four states. Two hadn’t spoken to the family in a decade. I personally contacted every heir, coordinated mobile notaries in California, New York, and Florida at our expense, and paid over $3,500 in legal fees and heirship affidavits. Closed in 52 days after two other investors failed over eight months.
The Woodlands Relocation
A seller in The Woodlands relocating to Tennessee with nine dogs needed flexible timing. We bought her moving boxes and packing materials, let her stay after closing so she could move comfortably on her own schedule. That’s how we treat people.
My Promise to You
When you call 713-471-5408, you’re talking to me. I’ll listen to your situation — the whole thing, not just the easy parts. I’ll tell you honestly whether a cash sale makes sense or if you’d be better served going a different route.
If we agree to buy your property, every complication becomes mine to solve at my expense. After thirty years, my reputation matters more than any single deal. Your complicated situation is exactly what I’ve spent three decades solving.
Call me and let’s figure out what’s actually possible.
